A corner site condition in the semi urban fabric of South Beach is resolved with a courtyard scheme that maximizes the buildable area while optimizing the varied amenities inherent in the typology. Thirty luxury units line a landscaped courtyard located above a one story parking podium. Two levels of two story maisonettes create the street facades, while townhouses with trellised roof gardens and private garages enclose the interior sides of the courtyard. The street facades are pierced by narrow breezeways that open onto the elevated courtyard and lead to the upper level maisonettes. The articulated corner volumes and breezeways modulate the building facades and integrate the complex into the context of the neighborhood.
