This 410,000 square foot complex located on the northern end of the historic district of Miami Beach combines hotel, condominium and retail uses on its 2.27 acre oceanfront site. Two main structures will occupy the site. The existing 1936-1938 hotel, fronting on Collins Avenue, built as the Dempsey Vanderbilt, will be restored to its original Art Deco exterior. Its 60 reconfigured guestrooms and all public spaces and service areas will be fully renovated. A new 35 story tower will be built on the eastern portion of the parcel. The 8 story podium, detailed to respect the scale and spirit of the context, contains the lobby, service and parking areas. The two story base of the 27 story residential component houses the exercise rooms, spa, meeting rooms, and exterior terraces. The tower plate is articulated to express the programmatic dichotomy - the western end, facing the city, contains condominium-hotel suites, while the eastern end facing the ocean contains large condominium units with generous balconies. A lushly landscaped resort style pool and cabana area leads from the existing hotel down to the beach.
