A 96 unit condominium project on Miami Beach, located in a predominantly three to four story neighborhood in the Art Deco district. The 12 story tower element is staggered horizontally and sectionally to maximize views to Biscayne Bay and the City, and it is set back from the softly articulated face of the three story podium to help preserve the scale of the context. The podium houses lobby, service areas and parking, with the deck level containing exercise rooms, meeting areas, and pool and jacuzzi. The large, gently curving balconies are edged in graded planes of open mesh.
